Conveyance deed
The deed transferring title of the land and common areas to the buyers' association. RERA Section 17 sets the obligation and a default timeline.
Also called: society conveyance
Section 17 of the RERA Act requires the promoter to execute a registered conveyance deed in favour of the allottee and transfer the undivided proportionate title in the common areas to the association of allottees. Where local laws do not set a period, this must be done within three months of the occupancy certificate.
Conveyance is often forgotten once units are sold. It should be a tracked milestone per project, with responsibility assigned and documents ready.
