NRI booking
A booking by a non-resident Indian. FEMA lets NRIs buy residential or commercial property (not agricultural land) and pay through Indian bank channels.

Under FEMA rules, NRIs and OCI cardholders can buy residential and commercial property in India, but not agricultural land, plantation property or farmhouses. Payment must come through normal banking channels, such as inward remittance or NRE, FCNR(B) or NRO accounts. Foreign currency notes and traveller's cheques are not allowed.
NRI buyers need different handling: time-zone-aware follow-ups, documents by email, a POA holder in India, and home loans from lenders that serve NRIs. Record the POA holder and the buyer's overseas contact on the booking.
When the buyer is the NRI and the developer is resident, Section 194-IA TDS applies as usual. When the seller is an NRI, different TDS rules apply under Section 195.
