Notes

  • From 1 December 2023 new flats are registered as a single composite sale deed (land share + building). Composite rates: 4% stamp duty up to ₹50 lakh, 5% from ₹50 lakh to ₹3 crore, 7% above ₹3 crore, each plus 2% registration.
  • Duty is charged on the higher of the sale value and the guideline value.
  • Registration fee on sale, gift and exchange deeds was cut from 4% to 2% from 1 April 2023, when guideline values were also restored to pre-2017 levels.
  • CONFLICT: many 2025–26 secondary guides still quote 4%; the official 2023 budget change to 2% is used here.
  • From 1 April 2025 women buying property worth up to ₹10 lakh (alone or with other women) get a 1-percentage-point cut in the registration fee.
