Channel partner
An external broker who brings buyers to a developer's project in exchange for brokerage on successful bookings. Must be RERA-registered.

Channel partners are brokers and broking firms who bring buyers to a project. In many Indian cities they account for a large share of bookings, especially in launches.
The main operational issue is lead ownership. A buyer who has already enquired directly may later walk in with a broker. Without a clear rule and timestamped records, brokerage disputes are inevitable. Typical rules give the lead to whoever registered it first, within a validity window.
- Register each partner with their RERA agent number
- Timestamp every lead a partner registers
- Check duplicates against existing leads before accepting
- Pay brokerage on a defined trigger, such as agreement registration
