A sample flat helps a buyer picture the finished home. It shows layout, ceiling height, fittings and finishes that are hard to judge from drawings.
Make sure the sample flat matches what the agreement specifies. Upgraded fittings in a sample flat that are not in the specification list create disputes at handover. Label any upgrades clearly.
