Pricing and charges
Cost sheet
A unit-wise breakdown of the total price: base cost, PLC, floor rise, parking, GST, stamp duty, registration and other charges a buyer must pay.
Also called: price sheet, costing, quote
A cost sheet tells the buyer the full amount they will pay for a specific unit. It separates what is paid to the developer from what is paid to the government, and shows when each part is due.
| Line item | Example (₹) |
|---|---|
| Base price (700 sq ft × ₹9,000) | 63,00,000 |
| Floor rise (8 floors × ₹50 × 700) | 2,80,000 |
| PLC (park facing) | 2,10,000 |
| Covered parking | 3,00,000 |
| Agreement value | 70,90,000 |
| GST at 5% | 3,54,500 |
| Stamp duty (6%, Mumbai example) | 4,25,400 |
| Registration fee (capped) | 30,000 |
| Total cost to buyer | 79,99,900 |
A cost sheet must use the current price list and the unit's real attributes. When reps build cost sheets in Excel, old rates and missing lines creep in. Generating it from the unit record removes that risk. LeadOne AI builds quotes and cost sheets from the unit's stored price rules.
