PLC (preferential location charge)

An extra charge for a unit with a better position: garden or sea facing, corner, park view. Usually a fixed amount or a per sq ft add-on.

Also called: preferential location charge

A preferential location charge prices the difference between otherwise identical units. Common PLC triggers are garden or pool facing, corner units, sea or lake view, east facing, and proximity to the clubhouse.

Example: base rate ₹9,000 per sq ft carpet on a 700 sq ft unit gives ₹63,00,000. A park-facing PLC of ₹300 per sq ft adds ₹2,10,000, for a total of ₹65,10,000 before other charges.

PLC should be attached to the unit in your inventory so every quote calculates it automatically. If reps add it by hand, some will forget and some will waive it to close a deal, which is a hidden discount.

PLC charged as part of the price of an under-construction flat is generally treated as part of the same supply for GST. Confirm the treatment of each charge with your tax adviser.
