Carpet area
The net usable floor area of a flat, inside the external walls. Under RERA it is the area a developer must use to state the size of an apartment.

Carpet area is the floor area you can actually use inside a flat. Section 2(k) of the RERA Act, 2016 defines it as the net usable floor area, excluding external walls, service shafts, exclusive balconies or verandahs and exclusive open terraces. It includes the area under internal partition walls.
For a sales team this is the number that matters most. Since RERA, the agreement for sale must state the carpet area, and many state rules expect the price to be expressed on it. A buyer who compares two projects will compare carpet area, so your brochures, cost sheets and site-visit scripts should lead with it.
Example: a 2 BHK has 650 sq ft of carpet area, a 70 sq ft balcony and 90 sq ft of external walls. Its carpet area stays 650 sq ft. If it is priced at ₹1,20,00,000, the rate is about ₹18,462 per sq ft of carpet area.
