Carpet vs saleable area
Carpet area is what a buyer uses inside the flat. Saleable (super built-up) area adds walls and common areas. RERA requires carpet area in the agreement.
Carpet area and saleable area describe the same flat in two ways. The gap between them is the loading. Under RERA the agreement for sale must state the carpet area, so carpet is the figure that carries legal weight.

A good cost sheet shows both. Price per sq ft on carpet tells the buyer what they really pay for usable space. Saleable area helps explain maintenance charges, which some societies levy on saleable area.
