Super built-up area
Built-up area plus a proportionate share of common areas such as lobbies, lifts and clubhouse. Often called saleable area.

Super built-up area takes the built-up area of a flat and adds a share of the common areas: staircases, lift lobbies, corridors, the clubhouse and sometimes landscaped areas. Before RERA, most Indian projects were priced on this figure.
RERA requires the carpet area to be disclosed in the agreement for sale. Some markets still talk in super built-up terms out of habit, especially in Bengaluru, Hyderabad and parts of NCR. If your team quotes a super built-up rate, the cost sheet must also show carpet area so the buyer can compare.
Example: carpet 650 sq ft, built-up 750 sq ft, super built-up 910 sq ft. A price of ₹1,00,00,000 works out to about ₹10,989 per sq ft on super built-up and ₹15,385 per sq ft on carpet. Same flat, very different headline rates.
