Loading factor
The percentage by which super built-up area exceeds carpet area. A 40% loading means 1,000 sq ft carpet is sold as 1,400 sq ft saleable.

Loading factor shows how much common and wall area is added to a flat's carpet area to arrive at its saleable area. It is calculated as (super built-up area ÷ carpet area) minus 1.
Example: 910 sq ft super built-up ÷ 650 sq ft carpet = 1.40, so the loading is 40%. Loading in Indian apartment projects commonly ranges from about 25% to over 45%, depending on amenities and tower design.
Buyers ask about loading when they compare projects. Your sales team should be able to explain what the loading pays for, such as a larger clubhouse, wider corridors or more lifts. A clear answer builds trust. A vague answer makes the buyer suspect the rate.
